Hindmarsh proposes to construct a mixed use development between the police station and the cemetery. It will consist of 437 apartments and four commercial spaces. There is a 3 storey podium for parking, two 25 storey towers on the northern corners, a nine storey tower on the southwest corner and 8 two storey terraces on the southeast corner of the podium

Submission points to consider:

  • Overshadowing from the two 25 storey towers will substantially reduce the amount of direct sun for the 3 storey apartments to the south of the development
  • Access to the sun’s light and warmth is important in Canberra’s winter for comfortable living areas, improvements to mood and general well-being.
  • The bulk and scale of the development is too large for the character of the surrounding area which includes a childcare centre to the north and 3 storey apartments to the south.
  • The Precinct Code allows for a narrow silhouette (a marker building) that minimises overshadowing to surrounding dwellings, not two 25 storey residential towers.
